The Metro Company, LLC has extensive affordable housing and mixed-income housing experience in the metropolitan region. We have actively participated in the planning, finance and development of over 50 mixed-income, affordable and assisted housing projects totaling nearly 2,500 units at a development cost of over $500 million.  

These projects include rental and for-sale housing in both urban and suburban areas and run the spectrum from new construction to adaptive re-use and substantial rehabilitation. 

Most of these projects were financed through a combination of public and private sources, including major programs of the US Department of Housing and Urban Development (HUD), the New Jersey Department of Community Affairs (NJDCA), the New Jersey Housing and Mortgage Finance Agency (NJHMFA), the Federal Home Loan Bank (FHLB), conventional bank financing, taxable and tax-exempt bonds, and equity raised in the capital markets through the sale or syndication of Federal Low Income Housing Tax Credits and Historic Investment Tax Credits. 

Metro arranges for and secures all of the construction, permanent and gap financing for the project, brings the investors with the needed equity to the deal, and is actively involved in negotiating, structuring and closing the various financial transactions. We underwrite affordable housing developments conservatively using industry standards and sophisticated financial analysis techniques, while accounting for the different requirements of the various funding sources. 

Our firm has been extremely effective in obtaining low income housing tax-credit allocations for our non-profit, for-profit and housing authority clients under a very competitive application process.
