METRO'S ROLE:

Metro led the development team and co-developed the project with the YMCA, resulting in the creation of one hundred single room occupancy units within the historically significant YMCA building.

PROJECT OVERVIEW:

The Passaic-Clifton YMCA serves the needs of low-income men and women as well as those with special needs. The effort integrated all new systems and finishes as well as the creation of a separate entrance for the residential portion of the five-story building.

The project required creative design work and a two phase renovation plan in order to maintain the recreational function of the building and minimize the impact on the existing residents who occupied 50% of the building during the rehabilitation. 

Total development costs were $9.5 million which Metro secured from a variety of sources including Low Income Housing Tax-Credits, Balanced Housing, HUD Section 8, HOME funds from the City of Passaic, Affordable Housing Program Funds from the Federal Home Loan Bank, Sovereign Bank and the New Jersey Community Loan Fund.

RESULTS:

A successful for-profit / non-profit partnership resulted in the substantial renovation of a deteriorated, yet historically significant YMCA property into modern residential facility, known as River Drive Residence, while preserving the recreational portion of the building.
