METRO'S ROLE:
Metro provided comprehensive financial and development consulting services to HELP USA, a national not-for-profit organization whose mission is to provide housing and the supportive services necessary for the homeless and people in need to become and remain self-reliant.
PROJECT OVERVIEW:
The project provides 56 units of rental housing for veterans and low-income families. Metro secured funding for the project through 9% competitive Low Income Housing Tax Credits, HUD Neighborhood Stabilization Program 2 funds through the City of Newark, construction and permanent financing through TD Bank, along with a tax credit equity investment the bank made through Raymond James.
The project emphasizes green and sustainable building design and construction and meets LEED Platinum environmental standards. The building includes a rooftop garden where tenants are growing fresh vegetables. It also includes computer rooms, a fitness center, meeting rooms and community service space providing programs for veterans, tenants, and members of the community.
RESULTS:
In February of 2011, HELP USA, Newark Mayor Cory Booker, The Make It Right Foundation and The Metro Company broke ground on Newark Genesis Clinton Avenue. Construction was completed and the building was occupied just 15 months later in May 2012.
