METRO'S ROLE:

The Metro Company was actively involved in the redevelopment of the former Upsala College campus in East Orange, New Jersey  with Ironstate Development and The Alpert Group.

PROJECT OVERVIEW:

The $20 million redevelopment program involves the transformation of 20 acres of the former Upsala College campus into 48 large, traditionally styled single-family homes with modern amenities and 16 attached townhouses.

The site design includes such amenities as gas style street lighting, extensive landscaping and sidewalks designed to be pedestrian friendly. 

All forty-eight single-family houses have attached two-car garages and full basements. All units accommodate modern day living with:

  • Large foyer and hallway
  • Family room or “great” room
  • Large kitchens with a central island
  • Large master bedroom suite
  • Two and a half baths
  • Second floor laundry
  • Depending on the site, a rear patio or porch and/or covered front entry. 

The lots have generous rear yards to encourage more green space between the homes and, for the most part, the houses are set back from the road to match street frontages wherever possible.

The sixteen townhomes will each contain three bedrooms and two baths.  There will be at grade parking for at least two cars per townhouse and will contain a central garden area.

To more accurately mirror the varying housing types in the neighborhood, the Woodlands at Upsala contains six different design types and models with different facades and materials.

RESULTS:

Not only do the new residences have a distinctive design and consist of high quality materials inside and out, the architectural style of the houses are in keeping with the character, texture and grandeur of the existing surrounding homes.
